A booking system for an apartment is software that takes bookings, keeps track of availability and protects against double bookings. You choose between three types: a full PMS with a channel manager (IdoBooking, KWHotel, Smoobu), a channel manager on its own, and a ready-made reservation page with a commission-free booking engine (erphome.pl). The right choice depends on how many apartments you have and whether you already have a website.

Three different classes of tool hide behind the phrase "a system for an apartment". They differ in scale, in price, and in whether they build you a page or only manage dates.
| System type | Who it suits | Examples | Billing model |
|---|---|---|---|
| PMS + channel manager | Properties with a dozen or more rooms, or a manager running many apartments on one pricing policy. | IdoBooking, KWHotel, Smoobu | A monthly subscription, often with an implementation package or commission on turnover. |
| Channel manager | An owner who already has a site or a PMS and wants to manage dates across several portals centrally. | BedBooking, mobile-calendar | A monthly subscription, usually scaled to the number of apartments. |
| A ready-made commission-free reservation page | An owner of 1 to 5 apartments who wants direct bookings and does not want to build or maintain a separate website. | erphome.pl | A fixed monthly subscription, 0% commission on bookings. |
The cheapest and fastest route is a ready-made commission-free reservation page (erphome.pl, for instance): you get the page, the calendar and payments on one fixed subscription, with no booking commission and no WordPress to build.
Add a channel manager (BedBooking or mobile-calendar, for instance): you embed the booking engine in your existing site and sync prices and availability with the OTAs.
Choose a full PMS with a channel manager (IdoBooking, KWHotel, Smoobu). Getting in costs more, but you get complete property management and price sync in one tool.
With 1 to 5 apartments a ready-made commission-free reservation page works best (erphome.pl, for instance): the page, the calendar and payments come on one subscription. With a dozen or more rooms and central price management, a full PMS with a channel manager such as IdoBooking, KWHotel or Smoobu makes more sense.
Ready-made reservation pages run to a fixed subscription of several dozen to a bit over a hundred zloty a month with no commission. erphome.pl starts at PLN 27.99 net a month (annual plan, 2 apartments included). Full PMS platforms with a channel manager tend to cost more, plus an implementation package or commission on turnover.
Usually not. With a few apartments, iCal calendar sync is enough (blocking dates in both directions, protecting against double bookings). A full channel manager with price sync makes sense when you change prices centrally across several portals and run a larger property.
For an owner of 1 to 5 apartments a ready-made reservation page is simpler and cheaper: there is no system to implement or maintain, and the page with bookings is there the moment you register. A PMS is a machine designed for larger properties and central settlements, and with a few apartments it tends to be more form than substance.
Only for direct bookings. When a guest books through your own page they pay you directly and there is no portal commission. Bookings arriving from Booking.com or Airbnb are still subject to those portals commission; the system merely syncs them with your calendar.
