Three windows in the winter calendar decide how your first quarter goes: Christmas, New Year's Eve with New Year, and the winter school holidays. They are a few short, very hot periods in which demand can exceed supply many times over. A mistake in price or minimum stay costs far more here than on an ordinary weekend. Below is a plan for those three windows: when to open dates, how much to charge and how to set the minimum so you neither give money away nor end up with an empty apartment on the best days of the year.
Calendar first, price second
The biggest winter mistake is opening dates too late, not setting the rate too low. A guest planning New Year's Eve or the school holidays books far ahead, because they know good places are few. If your calendar for the turn of the year is closed in October, demand goes to a competitor who released their dates.
- New Year's Eve and New Year: open dates by the turn of September and October at the latest. A large share of bookings arrives 3–5 months ahead.
- Christmas: open together with New Year's Eve. Demand is smaller and more family-oriented, but whoever plans Christmas away from home does it early.
- Winter school holidays: open by the end of November. Families plan the holidays as soon as they know the date for their voivodeship.
Winter school holidays 2027: dates by voivodeship
Winter school holidays in Poland do not fall across the whole country at once. In the 2026/2027 school year they are split into three consecutive, non-overlapping rounds. Each lasts two weeks, Monday to Sunday, and the whole period runs from 18 January to 28 February 2027. Each voivodeship is assigned one round, so tourist traffic does not pile up in a single week.
The 2027 school holiday schedule according to the Ministry of Education calendar:
- Round 1 (18–31 January 2027): Lower Silesia, Łódź, Opole, Subcarpathia, Podlaskie, Silesia
- Round 2 (1–14 February 2027): Lublin, Masovia, Pomerania, Świętokrzyskie
- Round 3 (15–28 February 2027): Kuyavia-Pomerania, Lubusz, Lesser Poland, Warmia-Masuria, Greater Poland, West Pomerania
For an apartment owner this spread is good news: your unit can be booked not for two weeks but for more than six, because guests from different regions arrive in successive rounds. Before you set prices, check which round covers your voivodeship and the regions your guests most often come from (usually big cities). In the mountains or at the sea, your guests in a given week will be residents of the voivodeship that has its holidays then. Set the highest rates and longer minimum for those rounds, not for the whole of February.
How to price each window
New Year's Eve
For New Year's Eve a guest accepts a rate far above an ordinary winter weekend, because alternatives are few and the trip happens once a year. For the turn of the year you can count on rates 60–150% above the ordinary winter price, higher still in attractive locations. If your calendar for New Year's Eve fills three months early, you charged too little.
Christmas
Christmas demand is weaker and different: less partying, more quiet family stays, booked further ahead and expecting a homely atmosphere. Raise rates moderately (on the order of +20–40% over the winter base). The day of 24 December itself can be hard to sell, because many guests prefer to arrive on 26 December or stay for the whole holiday.
School holidays
The school holidays bring week-long family stays, not single nights. You earn here on long, certain occupancy, not on a high nightly rate. Set prices clearly above an ordinary winter week, but realistic: a family counts a budget for seven nights and compares offers. A well-chosen minimum stay will do the most for you.
Minimum stay at the peak
In these windows minimum stay matters as much as price. Set badly, it chops your best days into unprofitable single nights or blocks sales.
- New Year's Eve: minimum 2–4 nights, including the New Year's Eve night. Do not let someone grab only 31 December and leave you with empty days around it that you will not sell.
- Christmas: 2–3 nights, to catch guests for the whole holiday rather than a single night.
- School holidays: consider a weekly minimum (7 nights) or Saturday to Saturday, if demand allows. It eliminates calendar gaps and gives predictable revenue. If the holidays run weaker at your place, drop to 3–4 nights so you do not put off shorter trips.
Watch orphan nights between bookings. If one holiday booking leaves two or three free nights before the next, lower the minimum for that window so it can be sold. At the winter peak, no free night should be lost just because the minimum rule will not let it in.
Secure these bookings
A New Year's Eve booking cancelled in mid-December is a real problem, because that late you rarely find someone at the same price. For the holiday and school-break windows:
- Collect a deposit, not an advance. A deposit is forfeited when the guest cancels, so it secures the date. In these windows you can take a higher deposit than usual (e.g. 30–50% of the stay value).
- Tighten the cancellation policy for these dates. A shorter or zero free-cancellation period is justified here and accepted by the market.
- Say so at booking, so the guest knows the rules up front. There will be fewer disputes and forced refunds.
Where to set it up conveniently
Separate rates for New Year's Eve, different ones for Christmas, still others for successive school-holiday rounds, plus different minimum rules and a higher deposit. Keeping track of that by hand across several portals ends in a mistake and a double booking. It is most convenient when pricing and stay-length rules live in one place, your own booking system, and spread from there to the other channels together with calendar sync. That is how erphome.pl works: your own booking page with pricing rules, minimum stay, deposits and iCal sync. A New Year's Eve booking caught directly, without a portal commission, makes a clear difference in your pocket at these rates.
Winter cheat sheet
- Open dates early: New Year's Eve and Christmas by the turn of September and October, school holidays by the end of November.
- New Year's Eve: +60–150%. Christmas: +20–40%. School holidays: price matched to a family's weekly budget.
- The 2027 school holidays are three rounds (18 Jan–28 Feb). Check which covers your and the neighboring voivodeships. That is over six weeks of possible occupancy.
- Minimum: New Year's Eve 2–4 nights including 31 Dec, school holidays ideally a week.
- Secure with a deposit and a tighter cancellation policy, because winter cancellations are hardest to make up.
- Match the minimum to gaps, so the peak does not break into orphan nights.
Winter gives an owner a few of the hottest days of the year. Open them on time, price boldly and secure them with a deposit. The first quarter can earn more than many a summer month.
