The weekend fills itself, and from Monday to Thursday the calendar stands empty. That rhythm repeats week after week, all year. Tourists come for Friday and Saturday, so midweek stays vacant, and it is precisely those nights that drag down occupancy and average nightly rate the most. Yet there is a whole group of guests who book exactly when you are free: business guests. This article covers who they are, what they need, and how to genuinely fill your weekdays with them.

Why weekdays are your biggest untapped profit

One empty night a week across a year is around fifty lost nights. At PLN 200 a night that is PLN 10,000 passing you by, while the apartment generates costs anyway: utilities, the loan instalment, insurance, subscriptions. Weekend guests cannot fill that gap, because they are physically not around midweek. So weekdays are not the "worse" part of the calendar, they are a separate market served by a different offer and a different guest.

Who travels midweek

  • People on work trips: sales representatives, auditors, trainers, consultants. They come for 2 to 4 nights, pay from a company budget and almost always need an invoice.
  • Installation and construction crews: fitters, service engineers, teams working on a nearby contract. They book for weeks, sometimes months, and value a kitchen and a washing machine more than a view.
  • Posted and relocating workers: someone moving city and looking for somewhere to stay until they find a flat.
  • Workation and remote work: people combining work with a trip, who need a desk and fast internet rather than just a bed.

They have one thing in common: they are predictable, they rarely throw parties, and they come back if the first stay went well. That is every owner's dream, a quiet, repeat guest paying on a company card.

What a business guest actually needs

Someone on a work trip is not looking at sunset photos. They check specifics. Get these right and you are ahead of half the competition:

  • Fast, stable internet. State the real speed in the description ("fibre, 300 Mb/s"). For a guest on a video call it is a condition of booking, not an extra.
  • Somewhere to work: a desk, or at least a proper table and a comfortable chair with a back, not just a bar stool.
  • A company invoice. Being able to issue an invoice with a tax number can be decisive. Without it the guest often cannot expense the stay at all.
  • Flexible self check-in. Trains and meetings move. A keypad lock or a lockbox means more here than it does for a tourist.
  • A kitchen and a washing machine. On a longer stay the guest cooks and does laundry. It genuinely lowers their costs and lengthens the booking.
  • Quiet and parking. A good night's sleep before work and a secure space for the company car.

How to reach business guests

Do not wait for them to find you. Several channels work really well:

  1. Local firms and plants. If there is a factory, a warehouse, a hospital or a large development nearby, people come there on work trips regularly. Send a short offer to HR or administration with a price for longer stays.
  2. Business filters on the portals. On Booking.com, fill in the amenities that matter for business travel (desk, wifi, invoice, flexible cancellation). The portals push such listings up the results for corporate guests.
  3. Your own reservation page. A company that has stayed once will happily skip the portal commission next time and book directly. Set up a "For companies" section with information about invoicing and long-stay rates.
  4. Returning guests. After a good stay, leave a card with a short note: "Direct bookings and invoices: [contact]". Work trips are often recurring.

Price and length of stay: this is where the profit sits

A business guest thinks in budgets, not emotions. Offer a weekly rate 10% to 20% below seven individual nights. You will still earn more than on an empty apartment, and you gain the certainty that nobody will break those dates up into single nights. Consider too:

  • A shorter minimum stay midweek. If you hold a 2-night minimum at weekends, allow single-night bookings on weekdays. A one-night work trip is still revenue.
  • A monthly discount. For an installation crew, a steady, predictable 30-day let can be worth more than risky occupancy built from short bookings.
  • Flexible cancellation for companies. Business plans change. A sensible cancellation policy attracts this guest more strongly than a few zloty off.

The paperwork to remember

With a corporate guest, watch two things. First, the invoice: collect the invoicing details (name, address, tax number) before the stay, so you are not chasing them afterwards. Second, tax: you account for nightly rental income the same way whether the guest is a tourist or a company, but it is company invoices that are most visible in the records, so keep the documentation in order. If a stay turns into a longer let, it is worth considering a simple agreement setting out the terms and protecting both sides.

The advantage is built midweek

Weekends fill themselves; the real advantage is built midweek. Business guests are quiet, repeat visitors paying from a company budget, and in return they expect little: fast internet, somewhere to work, an invoice and flexible entry. Adapt your description, amenities and weekly rates to them, and the empty nights from Monday to Thursday will start turning into revenue. It is one of the cheapest ways to smooth out income and raise annual occupancy, with no need to invest in another apartment.
