Income from an apartment is easy to reduce to one sum: nightly rate times number of nights. That matters, but it is not everything. The same booking can leave PLN 50, 100, sometimes 300 more in your pocket, without raising the rate and without attracting another guest. All it takes is learning to sell extra services, which is to say doing what hotels have perfected: upselling.

This article sets out the specific things guests genuinely want to pay for, how much you can realistically earn from them, and how to introduce them so they do not come across as a hustle.

Why upselling pays better than you think

Winning a new guest costs money: portal commission, time spent on enquiries, cleaning between stays. Selling an extra service to an existing booking costs almost nothing. The guest is already there, already trusts you, and you are not paying commission on them a second time. It is the purest income you can generate.

Do the sum. If you have 120 bookings a year and only one in four buys a service at an average of PLN 80, that is an extra PLN 2,400 a year almost out of thin air. With two apartments, close to PLN 5,000. It is not a revolution, but it is money you are currently leaving on the table.

What guests actually want to buy

Early check-in and late checkout

This is the clear number one and the easiest money. A guest lands at 9am and does not want to drag suitcases around until 15:00. Or they have an evening flight and long to leave at 14:00 instead of 11:00. Offer early entry or late departure for PLN 50 to 100. Your cost? Zero, as long as the cleaning schedule allows it. All you need is a well synchronised calendar to know whether the previous guest has left and the next one is not arriving the same day.

A welcome set and local products

A bottle of local wine, speciality coffee, regional delicacies, a cake from the bakery next door: a welcome basket a guest will pay PLN 60 to 120 for and which costs you half that. It works best on occasion stays: anniversaries, birthdays, a weekend for two. Offer it when confirming the booking with a question: "Is this a special occasion? I can put something together to welcome you."

Transfers, parking and whatever the area lacks

  • An airport or station transfer. Agree a fixed rate with a local driver and add your margin.
  • A guaranteed parking space. In cities this is gold. PLN 30 to 50 a day for certain parking can tip the choice of apartment.
  • Hire: bicycles, a cot, a high chair, an extra set of towels, a barbecue for the terrace.

Services for longer stays

On stays of 7 nights or more, offer a mid-stay clean or a towel change for a fee. Guests staying longer appreciate it, and you are in touch with the cleaning company anyway.

How to sell it without sounding like a salesman

The key is timing and tone. Do not throw a price list at the guest right after booking, as though you were adding insurance to a ticket purchase. Instead:

  1. Ask about context. "What time are you planning to arrive?" opens a natural conversation about early check-in.
  2. Offer a solution, not a product. Not "we have a transfer for PLN 120" but "the easiest way in from the airport is this, and I can book a driver who will be waiting with a sign".
  3. Do not push. One offer, a clear price, no insistence. A guest who says no will still leave a better review, because they felt looked after.

Upselling that works does not look like selling. It looks like care about the guest's comfort, and the fact that you earn from it along the way is a side effect of good service.

Automate what repeats

You send the same offers with almost every booking, so do not write them from scratch each time. Prepare a few message templates: one offering early entry, one with the welcome package, one about parking. Hooked up to your booking system they go out automatically at the right moment and you simply take the orders. A reservation page where the guest ticks "late checkout supplement" themselves does the job without a single message from you.

Where to start tomorrow

Do not introduce ten services at once. Pick two that suit your apartment and location, usually flexible check-in times plus one thing specific to the area (parking in the city, bicycles by the sea, transfers in the mountains). Set the prices, prepare a short template and test for a month. Work out how much it added to revenue. If it works, add more.

Short-term rental is won on details. The nightly rate brings the guest in, but extra services are what make one booking earn more, and what make the guest come back, because staying with you was simply more comfortable than anywhere else.
