Booking.com brings guests, but it takes its cut and keeps you on a leash. The question every owner asks sooner or later: can you bring in bookings without the portal? You can, but you have to build your own channels. Let me show the ones that genuinely work in Poland.

First: where people look for an apartment outside the portals

Before you choose a channel, think like a guest. Some people go straight to Booking.com. But many start differently: they type "apartment Zakopane centre" into Google, ask friends, browse local Facebook groups or look for inspiration on Instagram. Those are your ways in.

An important shift in thinking: a portal gives you a guest once and takes commission for it. Your own channel needs work up front, but after that the same guest comes back for free. The first works faster, the second builds value that stays with you. The smartest approach is to do both, catching new guests through the portals and moving the relationship onto your own ground.

Channel 1: Google and your own page

Without your own page you do not exist in Google outside the portals. The page is the foundation every other channel rests on, because it is the link you give everywhere.

  • Put the location in the text. "Apartment 50 m from the beach in Łeba" catches specific searches better than "a cosy flat".
  • Add structured data. A page with the right schema (VacationRental) appears in Google with a price and photos, like a normal rental listing.
  • A Google Business Profile. Set one up, add photos and a link to your page. You will appear on the map when someone searches for accommodation in the area.

Channel 2: Instagram and Facebook

An apartment is a visual product. Good photos and short videos sell a stay better than a description.

  • Show the interior, the view from the window, the neighbourhood, breakfast on the terrace. The guest is buying an idea of the stay.
  • Put the link to your reservation page in the profile description, so a like can turn into a booking.
  • Tag the location and local attractions. That is how you reach people planning a trip to your area.
  • Show yourself or the host. People book more readily from someone they can see than from an anonymous listing. A short video greeting does more than ten pretty photos of a room.

You do not have to post daily. Better to post something good once a week than anything at all every day. What matters is that the profile is alive, with current dates and the booking link right at the top.

Channel 3: local groups and forums

Facebook has groups along the lines of "Seaside accommodation" or "Masuria apartments". People ask there for recommendations.

  • Join a few groups in your area and reply when someone is looking for a room on specific dates.
  • Do not spam. A specific answer with a link to free dates works; endlessly pasting an advert annoys people and ends in a ban.

Channel 4: returning guests and referrals

Your cheapest booking is the one from someone who has stayed before. You pay no commission and no advertising.

  • Leave a card in the apartment with your page address and a note that booking directly means no intermediaries.
  • After the stay, send a short thank-you message with a link for next time.
  • Offer a small discount for referring friends, a promo code for their next stay.

Channel 5: email to past guests

If you have contact details for guests who booked directly, you have gold. Before the season, send a short message with free dates and perhaps a discount code. It costs you a few minutes and no commission at all.

What each channel gives you

Channels differ in how fast they work and how much effort they take. From an owner's point of view it looks like this:

ChannelTime to effectEffortCost
Google + your own pagemediumonce at the start, little afterlow
Instagram / Facebookmediumregularlow
Local groupsfastregularnone
Returning guestslong (it builds)smallnone
Mailing to past guestsfastsmallnone

The smartest start is groups and mailing, because they work immediately, while building Google and a base of regular guests in parallel, since those bear fruit for longer. Do not try to handle everything at once. Pick two channels, get them right, and only then add more. Better to do two things well than five badly.

Google reviews work quietly for you

A guest who enjoyed their stay will happily leave a Google review if you ask. A dozen or so good reviews on your business profile push you higher on the map and make you look credible to someone who does not know you. That is reach you pay no commission for, worked for by satisfied guests. Ask for a review at departure or in a short message after the stay, with a link straight to the profile.

A little paid advertising, if you want to speed things up

Free channels take months to build. If you have free dates here and now, a small budget for local advertising can fill them fast. A Facebook advert aimed at people planning a trip to your area, or a simple Google campaign on phrases like "apartment" plus the name of the town, costs a few dozen zloty and leads straight to your page. The key is that the advert points to your own channel rather than to a portal profile, otherwise you are paying twice again: for the advert and for the commission.

What you need to tie it together

All these channels have one thing in common: they lead to a place where the guest books and pays. Without it you are collecting interest you never turn into money. That place is your own reservation page with a calendar and payments.

erphome.pl gives you exactly that. You get a page with a link you paste into Google, Instagram, groups and your business profile. The guest sees the free dates, books and pays through Przelewy24 (BLIK, card, transfer), and the whole amount goes to you. The page has VacationRental schema, so it appears in Google like a rental listing. Promo codes are there for referrals and mailings, and the calendar linked over iCal to Booking.com makes sure a direct booking does not clash with a portal one.

Every channel leads to one place

An apartment can be promoted without Booking.com: through Google, social media, local groups, referrals and mailing to past guests. Every one of these channels needs one thing, your own page to send the traffic to and where the guest completes the booking.
