Your apartment out of season: how to avoid standing empty from November to March

For most apartment owners the year splits in two. From May to September the phone rings by itself, prices go up and the calendar fills weeks ahead. Then November arrives, and suddenly the same apartment that more than paid for itself in July starts costing money: service charges, utilities, subscriptions and loan instalments all carry on, but the guests are gone. Low season is the moment that separates those who treat renting as a business from those who treat it as a summer adventure.

The good news is that an empty winter calendar is largely a matter of strategy rather than bad luck or location. Below are concrete ways to keep the apartment earning when there are fewer tourists about.

Change the guest, not just the price

The most common reflex out of season is to cut the nightly rate. That works only up to a point, because by cutting the price you are still competing for the same weekend tourist, and in winter there are simply fewer of them. A more useful question is: who else needs a place to stay in my town in January?

It turns out quite a few people do, they are just not holidaymakers:

  • Posted workers: fitters, construction crews, engineers on contract who need accommodation for 2 to 8 weeks.
  • Patients and their families. If there is a hospital, clinic or sanatorium nearby, that is a steady stream of guests all year.
  • People mid-move or mid-renovation, looking for somewhere for a month or two before they settle permanently.
  • Students and lecturers on short courses, academic trips and exam sessions.

Each of these groups thinks differently from a tourist. They are not looking for a sea view but for a clean, quiet place with a desk, fast internet and a washing machine. And, most importantly, they stay longer.

Medium-term letting: the sweet spot for winter

Medium-term letting means stays of two weeks to several months. For an owner it brings several real benefits at once:

  • Less turnover. One guest for six weeks means one deep clean and one check-in instead of six weekend changeovers.
  • Lower costs. Less bedding used, fewer cleaning products, fewer hours from the cleaning company.
  • Steady income. You know the apartment is occupied until the end of February and you do not have to check the calendar daily.

The nightly rate will be lower than at peak season, but occupancy close to 100% with minimal handling costs often produces a better monthly result than a few scattered weekends at a higher rate. Run the numbers on your own apartment. The result can be surprising.

An apartment standing empty for three winter months is not "a break", it is a real loss, because fixed costs carry on. A medium-term guest paying even 60% of the summer rate always beats emptiness.

An offer for companies: the most underrated channel

Companies need accommodation for staff all year round and are willing to pay for convenience and an invoice. To attract them, it is worth putting together a separate offer:

  1. Issue VAT invoices. For a company's accounts department this is non-negotiable.
  2. Offer a discount for longer stays and flexible payment terms (a single invoice at the end of the month, for instance).
  3. Provide a "work package": a desk, a chair, strong wifi, a kettle, basic kitchen equipment. Literally a handful of things, and they decide the choice.
  4. Make the first move. Send a short offer to local firms, plants, employment agencies and HR departments. Waiting passively is not enough.

Packages that give a reason to come in winter

Not every guest travels for the weather. In winter what sells is an occasion and convenience, so instead of a bare room offer a ready-made idea for a stay:

  • a New Year or half-term package with a longer minimum stay,
  • a spa and relaxation weekend in cooperation with a local centre,
  • a Valentine's package for couples with a bottle of wine and late checkout,
  • a "workation" offer, a longer stay with the emphasis on quiet and internet for remote work.

A package lets you raise the price, because the guest is no longer comparing the nightly rate but the value of the whole idea for a weekend.

Use the dead time for what there is never time for in summer

If empty days do turn up despite everything, do not treat them as lost. This is the best moment for:

  • small repairs, painting and replacing worn fittings,
  • new, better photos of the apartment ahead of the next season,
  • refreshing the descriptions and prices on your own page and on the portals,
  • contacting last year's guests with an offer to return and book for summer in advance.

Plan your winter now

Low season is not a punishment for running an apartment somewhere less touristy, it is a test of strategy. The owners who earn all year do not wait passively for summer. They change the guest rather than only cutting the price, open up to medium-term lets and corporate clients, build packages that give people a reason to come, and use the dead time to prepare for the peak. Plan your winter now and, next year, November will stop being the month you dread.
